Per-unit inventory with per-unit rules.
Each unit in Guest Talk is a property object with its own address, its own capacity, its own amenity list, its own cleaning fee and its own key-handover process. Rates can be shared across a portfolio (all one-bedroom units, or all sea-view units) or set per unit. Restrictions like minimum-stay, closed-to-arrival and check-in-day rules can be per unit or per portfolio.
The tape chart shows all units in one horizontal timeline so a portfolio manager can see occupancy across 25 units at a glance. Drag a reservation from unit A to unit B when the guest requests a change; the folio, the messaging thread and the housekeeping task follow.
Self-check-in without buying a hardware stack.
Guest Talk integrates with the smart-lock and key-safe systems most aparthotels already use: Nuki, TTLock, KeyNest, Salto and Yale. On check-in day, the guest receives a WhatsApp or email message with the door code, the parking instructions and the Wi-Fi password. The code is time-limited to the exact stay window. On checkout, the code expires automatically.
For properties without smart locks, we generate a signed check-in URL that the guest opens on arrival to reveal the code and any last-minute instructions. The URL is one-time-use and stops working outside the arrival window.
Vrbo, Airbnb and Booking — all in one calendar.
Aparthotel operators list on more channels than hotel operators: Vrbo for family stays, Airbnb for city breaks, Booking for weekday business travellers, and often a local vacation-rental portal for regional demand. Guest Talk supports all of them with two-way sync, including the peculiarities: Vrbo cleaning fees, Airbnb service-fee handling, Booking.com genius rates, plus the deposit and damage-waiver flows that vacation-rental guests expect.
Housekeeping for scattered units.
Cleaning a hotel with 40 rooms on three floors is different from cleaning 40 apartments across a neighbourhood. Guest Talk's housekeeping module includes a routing view that groups turnovers by geography, so a cleaning crew driving between units can pick the shortest path. Photo evidence on task completion means the manager can verify quality without visiting every unit.
