What the calculator assumes

Direct-booking share. Guest Talk customers report an average uplift of 6-10 percentage points in direct-booking share within 12 months of go-live. The uplift comes from the combination of a fully themeable direct-booking widget, WhatsApp-based post-booking nurture that reduces OTA re-bookings for return guests, and a parity-monitor that prevents the accidental undercutting that pushes guests toward OTAs. The calculator uses 8 percentage points as the midpoint.

Commission saved. The commission saved is the direct-booking share increase applied to annual room revenue (rooms x nights available x occupancy x ADR), multiplied by the average OTA commission rate (15 percent as a blended weighted average for a typical European independent).

Staff hours saved. Guest Talk customers report reclaiming 6-10 hours per week per property from the combination of a single unified inbox (2-4 hours), auto-generated night-audit and end-of-day reports (1-2 hours), and the removal of manual reconciliations between PMS and channel manager (2-4 hours). The calculator uses 7.5 hours per week (390 hours per year) as the midpoint.

Tool consolidation. The average number of tools consolidated is three (PMS, channel manager, and a separate messaging tool). Guest Talk customers typically pay for Guest Talk on top of a smaller residual stack (usually accounting integration and payments processor). The calculator estimates EUR 800 per tool consolidated per year.

Net benefit. Net benefit is the sum of commission saved plus tool consolidation savings, minus the annualised Guest Talk subscription fee (defaulted to EUR 468 for the Starter plan). Staff-hours saved are excluded from the net benefit calculation to avoid double-counting operator time.

Where these numbers come from

Guest Talk publishes an annual customer benchmark report drawn from anonymised metrics across our customer base. The 2025 report (available on request) covers 340 properties across the EEA plus UK plus Switzerland. The averages used in this calculator are the midpoints of that report; the ranges we cite are the interquartile ranges. Individual property results vary widely with market position, brand strength and current stack.

How to use the estimate

If the estimate looks compelling, the sensible next step is not to sign a contract on the basis of the calculator. Ask us for a peer reference call with a Guest Talk customer of a similar size in a similar market; we arrange these weekly and the reference customer will tell you honestly which parts of the platform delivered the reported results and which parts were a slog.

Limitations and honest caveats

The calculator does not model implementation cost (onboarding fee, staff time in the 21-day plan, hardware costs for the mobile app if you buy new devices). It does not model brand-strength differences (a property with a strong direct brand captures a higher direct-share uplift than a property that relies mostly on OTA discovery). It does not model competitive dynamics (a market where every property adopts a strong direct strategy sees less relative gain per property).

Do not take the estimate to your CFO as a forecast. Take it as a starting point for a conversation. If the conversation ends with "we should try this for a quarter", we will help you design the pilot pack so the answer is unambiguous.
