Analytics in Guest Talk is opinionated. We surface five metrics on the front page and let you dig deeper: RevPAR, ADR, occupancy, ALOS and cancellation rate. Each metric has a same-time-last-year comparison, a same-time-last-week comparison and a colour-coded trend line for the last 90 days.
Pickup pace is the metric revenue managers care about most. Our pickup chart shows how many rooms you have on the books today for every future night, compared to the same distance-from-arrival last year. Weekdays are colour coded so you can spot a soft Wednesday two weeks out and take action while the price is still elastic.

Guest Talk auto-classifies every reservation into a segment based on rate plan, channel and rate code. You can override any classification with an audit trail, and set default segmentation rules that apply to future bookings.
Reports slice the segment mix by night, by month, by property and by rate plan. Every report exports as CSV, and Growth and Scale plans get scheduled PDFs delivered to a distribution list on the first of each month.

The rate-shopper module lets you track five competitor properties on ten date-buckets each week. You define the compset once, and the shopper runs every night to capture the OTA-facing rate on Booking and Expedia. Trend lines let you see when a competitor drops price and by how much — so you can decide whether to follow, hold or hedge with a package.
