Aparthotels sit between hotels and short-term rentals. Guests expect longer stays, self check-in, keyless entry, kitchen facilities, and cleaning on a rhythm rather than daily. Owners expect income transparency plus a lean operational model that does not require a full-time front desk. Guest Talk's aparthotel configuration threads this needle without becoming a hotel PMS in disguise or a vacation-rental tool in disguise.

Long-stay rate model

Aparthotels commonly sell three rate cadences: nightly for guests staying 1-6 nights, weekly for 7-28 nights, monthly for 29+. Guest Talk's rate engine handles the tiered model natively; the guest-facing widget displays the price in whichever cadence is most relevant to their selected date range. Discounts for length-of-stay are configurable per rate plan and per season.

Self check-in flow

The self check-in flow sends the guest a pre-arrival message 24 hours before check-in with the property address, the specific unit number, the keyless entry code (generated per stay), the Wi-Fi password, and a link to the video walkthrough of unit-specific quirks (dishwasher settings, thermostat, laundry). On arrival day the code activates at the specified check-in time and expires at the end of the stay.

Smart lock integrations

Guest Talk integrates with the major smart-lock vendors (August, Nuki, Assa Abloy, Salto). Codes are issued and revoked programmatically per stay; a failed lock triggers a fallback to a physical key drop-off with the property manager notified.

Cleaning cycles

Long-stay guests do not want a daily housekeeper knocking. The cleaning cycle for aparthotels defaults to a mid-stay clean on day 7, day 14 and day 21 for a monthly stay, with optional additional cleans on request (charged as an incidental). Housekeeping sees the schedule in the mobile app; scheduled cleans respect guest preferences (do not enter before 12:00, respect the do-not-disturb schedule set by the guest).

Utilities

Units with individual meters (electricity, water, gas) can log meter readings via the mobile app at check-in and check-out. The reading is attached to the folio and, at check-out, generates a utility charge based on the tariff you configure. This is common for very-long-stay properties in northern Europe.

Owner reporting

Aparthotels often operate a mix of owned and managed units. Guest Talk's owner-reporting module produces per-unit income statements (rental income, cleaning fees, utility charges) with the management fee schedule applied automatically. Owners access their reports via a limited-permission portal.

08:00 — overnight cleans complete; units flip to available. 10:00 — morning check-outs; keyless codes deactivate; utility meter readings uploaded. 11:00 — today's pre-arrival messages sent to the arrivals cohort. 15:00 — first arrivals; guests self-check in without a front-desk. 17:00 — late arrivals; keyless codes active; property manager on call for any issues. 22:00 — overnight cleaning schedule generated for tomorrow.
